MRH is a home improvement company for Realtors® and homeowners, here in DFW. This means we’ll manage and execute anything from basic repairs and touch-ups to whole-home remodels that will help property owners sell homes faster, and for more. The best part? We wait until closing to be paid for the work, making pre-listing updates (and the additional profit that comes with them) possible for any seller.

With free, same-day bids, agents use MRH to provide their clients and potential clients with more options, winning more listings and increasing referral rates as a result.

According to data published in 2020 by Remodeling magazine, a homeowner can recover 77.6% of the cost of a basic kitchen remodel when the home is sold. While that might not sound like a lot, consider that only two other projects — installation of manufactured stone veneer and replacement of the garage door — rank higher for the share of money that can be recouped when a home is sold.

In hot housing markets, a kitchen remodel can be “a sure-fire investment,” often recovering more than 100% of the cost, according to HGTV.com.

Need more proof of the value of a kitchen remodel? In a 2019 survey by the National Association of Realtors, real estate professionals ranked a complete kitchen renovation as the project with the most appeal to potential buyers, followed by a kitchen upgrade. When asked which projects provide the biggest increase in a home’s resale value, realtors put those projects in the same order.

As noted by Consumer Reports, the American kitchen “is still king” when it comes to boosting the value of your home. Kitchen cabinetry is an important part of the king’s court. New kitchen cabinets are among the key factors in remodeling and lifting a home’s resale value.

“Kitchen remodels increase the value of a home in a few different ways,” says Jamie Safier, a top-selling luxury real estate agent in New York City. “For one, it can increase the value when you resell your home, with the percentage depending on how much you spend on the actual remodel. If you rent the home out, this can be an even bigger increase in value, especially for those that use their home for an Airbnb or seasonal rental.”

Furthermore, Safier says, a kitchen remodel contributes to the personal value you gain from living in your home, “which for some of us has no price tag.”

HGTV.com says how much you get back on your investment in a kitchen remodel depends on:

The most common types of kitchen countertop materials are granite, marble, quartz, and wood. Granite and Quartz have the reputation of being the hardest materials, ranking them among the most durable. Quartz is highly adaptable and available in many different colors. It is also scratch-resistant. Marble and wood have softer textures and offer a gentler feel.

According to Home Advisor, an average kitchen remodel costs $25,093, or $150 per square foot. The website puts the typical price range at $13,095 and $37,115 and says most homeowners spend anywhere from $75 to $250 per square foot. The total cost depends on various factors, such as the size of the kitchen and the quality of materials.

Cabinets play a big part in how your kitchen looks and functions. Bottom line: “Get the kitchen cabinets right and your chance of loving your new kitchen will go way up!”

Some of the most important factors to consider when choosing the kitchen countertop material are durability, cost, and appearance. The idea should be to try and achieve a balance among these factors – a material that fits your desired aesthetics, is durable enough for its intended purpose, and is cost-effective. For example, Quartz is more adaptable, heat- and scratch-resistant than granite, but is typically more expensive than granite. Granite is the hardest material, but can splinter just like wood. Wood offers a natural aesthetic feel, but requires more maintenance and care.

Each of these materials comes with its own pros and cons. In the end, it boils down to your needs, preferences, and budget size.

It’s important to use the right cleaning products for your kitchen countertops so they stay looking their best. You should never scrub or wipe them with anything that is tough, like bleach. Instead, use something gentle like dish soap and damp cloths (or sponges). Avoid using household cleaners that contain acids, alkalis, and other chemicals, as their harshness may degrade the sealer on your countertop.

Sealers function as protection from staining and bacteria for your countertop, and should be regularly applied as advised by your countertop professional.

The nature of your activities on these countertops also determines how long they will last. For instance, always make sure you use cutting boards and hot pads or trivets to protect any countertop surface from scratches and heat.

An important part of the kitchen countertop installation process is to make sure you hire a professional. We do not recommend installing a countertop yourself. You could end up doing more harm than good, especially if you’re not experienced with construction work. Some kitchen countertop manufacturers in Austin require that installation be carried out by certified field technicians in order for the countertop to be covered by a warranty

If the home is being sold and is represented by a real estate agent, MRH will tackle any work necessary to get the home sold faster and for more, with no minimums or maximums tied to our pay-at-closing model.

MRH works with licensed and insured contractors and tradesmen. Our Project Managers are full-time, W2 employees. We also have full time W2 tradesmen on staff.

We make money just like a traditional general contractor. MRH gets paid solely for the work we complete, at the price agreed upon before the project kicks off, with no additional charges or hidden fees.

Most brokerage concierge programs simply pay contractor invoices and wait until closing to get reimbursed. With a concierge service, the Realtor® and homeowner are often still stuck finding contractors, selecting materials and overseeing the work. Most importantly, regardless of who does the work, it’s still done the same old-fashioned way, with lack of visibility, confusing schedule changes, endless project delays and a lot of work for the Realtor®.

Pretty much anyone! The only requirements are we have the homeowner’s permission to do the work. Renters will need to get prior approval before doing any work in the landlords home.
